Renting A Property

It is important that you account for all your wants and needs before committing to a lease on a property.


There are three major aspects that should be considered before entering into an agreement, they are;

  • How much you can afford to spend?
  • The type of home you would like to rent!
  • The location you would like to live in!

You need to bear in mind, when calculating how much you can afford to spend, that there are also set up costs involved. A bond (equivalent to 4 weeks rent) is required for any property you move into as well as 2 weeks rent in advance.

 

The type of property you elect to move into, will need to be carefully thought about, remember this is going to be your home for the duration of your lease. It’s a good idea to make a list of all the things you want from a property, and then set out to find a property that is equipped to your needs. Ask yourself the following;

  • Do I want a house / unit / flat…etc?
  • Do I want a backyard / courtyard / balcony?
  • Do I need a garage / car space / carport or storage area?
  • Should my home have stairs?
  • Is it important to have gas or electric appliances?
  • Do I want carpet / floor boards / tiles
  • Do I need both heating and cooling?
  • Are Built In Robes a major necessity?
  • Do I want a separate shower and bath?
  • Etc…

Of course, it may be extremely difficult to find a property with absolutely everything you require. If you’re finding it tricky to find something suitable, perhaps narrow your list from your wants to your needs.

Prior to inspecting any of our properties, you are required to complete an Application for Tenancy For your convenience you can simply apply on line.  Just click on the "Apply Now" button on the side menu.

 

You are required to provide the additional documentation supporting your application and then either:

Fax it to (03) 6431 6059

 

Provided we have received all the necessary information, your application will be processed within two business days.  It is the property owner who will make the final decision.

 

Inspection of properties can be made by appointment with the property manager from 11:00am4:30pm, Monday to Friday - NO KEYS WILL BE GIVEN OUT. Please keep in mind that if the property you are wishing to view is currently occupied; we are required to provide 48 hours notice to the current occupiers.
