Renting Tips: What You Should Know Before You Rent

If you are renting you need to know your legal rights and duties. This section contains information you should know before you move in.

 

The Bond
The Bond or security deposit is money the tenant pays as a security in case the tenant does not meet his/her responsibilities as a tenant. You will be required to pay the equivalent of 4 weeks rent as a bond.

 

After 1 July 2009 any bond that you are required to pay for a rental property must be paid to the Rental Deposit Authority (RDA).  The RDA will hold the bond for you and your property owner/agent until the lease ends.  For more information on the RDA, download the PDF Fact Sheet.  You will also be required to pay 2 weeks rent in advance. 

 

Lease
A lease may also be called a Tenancy Agreement. Make sure you read your Tenancy Agreement and understand it. Take particular note of any special conditions added to the lease and be sure you are in agreement with them before you sign. You must be given a copy of the agreement to read before signing and the landlord/agent has to give you a copy of the signed agreement.

 

Condition Report
A landlord/agent taking bond has to prepare a condition report on the property. This report details the condition of the property before you enter the Tenancy. You will be given a copy and if you do not agree with the condition report you will need to note any cracks, stains or damage and add any comments and return to the landlord/agent within 3 working days. You will be given a copy of the condition report and keep it in a safe place until the end of the tenancy.

 

Know your rights
Make sure you know your responsibilities as a tenant and the rights, duties and responsibilities of the landlord. There is important information you should know during your tenancy and on ending your tenancy.
