Fortunately, our local market is continuing to perform very well. Whilst it may not be quite as frantic or crazy as it was a month or two ago, we are still experiencing very low vacancy rates in our office.
Affordability is a big issue for many prospective tenants. We are particularly conscious of ensuring we are provided with the appropriate evidence that the ratio of rent versus income is not too high, regardless of how much someone assures us they can afford the payments. We do not want a small change in their circumstances creating financial pressure for them which may then impact their ability to pay their rent.
Our most popular property this month was a three bedroom home located in …. Montello, attracting 33 enquiries, 13 applications and 6 inspections.
The highest price we achieved for property during April was $450 per week. This month, 2 properties achieved this, a gorgeous 5 bedroom, 1 bathroom character home opposite the beach in Wynyard and a family friendly 3 bedroom, 2 bathroom home in popular Park Grove! Matching people exclusively from our tenant ready network to offmarket properties is something we love doing!
